First Residential Project Registered to BREEAM In-Use Version 6: Landsea Green Life

Since its creation in 2009, BREEAM In-Use has been used by thousands of assets in over 30 countries to benchmark, improve and certify their sustainability performance and to showcase high standards of ESG performance.

In May 2020, Version 6 brings a comprehensive and systematic assessment of the green management and operation and maintenance performance of centralized residential buildings for the first time. The new launch of BREEAM In-Use: Residential V6 marks that BREEAM has further improved the comprehensive evaluation system with a global vision and leading scheme in terms of green management, health and wellbeing, disaster prevention and resilience, and energy control of centralized residential buildings.

 

 

 

 

 

 

 

BREEAM In-Use is an online, international, environmental assessment methodology for independent, third-party assessment and certification of the operational performance of residential and commercial buildings. BREEAM In-Use enables property investors, owners, managers and occupiers to drive sustainable improvements through operational efficiency and effective management.

The sustainability concept advocated by BREEAM team coincides with the efforts made by Chinese property management companies in green development in recent years. As early as 2018, China’s 13th “Five-Year Plan” explicitly stated that it is necessary to firmly establish and implement the concept of innovative, coordinated, green, open and shared development. The concept of “green” has been mentioned many times in both research topics and planning content. Throughout the property management industry in China, the leading property management companies without exception have very high standards and results for property services and refined management, and they also have a high reputation and recognition in the industry. BREEAM found that traditional property management companies are almost always managed after the project is completed and delivered, while in contrast, Landsea Green Life, at the early stage of the project development, has jointly studied the energy consumption of multi-buildings and the structure of these buildings with the real estate project development team, which lays a solid foundation for the more advanced operation of future projects.

Project Details

Landsea Green Country is located in a high-profile residential area in Changning District, Shanghai. It’s the first high-tech green residential project in downtown Shanghai as Landsea’s generation-2 product. Before the planning stage, Landsea has spent four years simulating the biology of surrounding areas to best optimize the neighbourhood master-planning. With consideration of Shanghai climate zone and humidity, this project is being vastly innovative in terms of their energy-saving technologies, indoor VOC control, outdoor air cycle system, temperature control and smart home facilities. A systematic solution to tackle noise, lighting, heat, humidity and air quality challenges is in place to guarantee the best experience for end-users.
